BROOKLYN - Parlour, the first new development condominium in Brooklyn designed by INC Architecture & Design and located at 243 Fourth Avenue in Park Slope at Carroll Street, has launched sales. The 12-story, 19-home boutique condominium was designed with two- to five-bedroom, expansive, light-filled residences, each featuring at least one outdoor space.
ARCHITECTURE In an effort to honor the historical identity of Brooklyn’s highly sought-after Park Slope enclave, INC infused classic elements from the neighborhood with a modernized approach into the design of the new boutique residences at Parlour. The façade, at once solid and void, is crafted from Daas Baksteen slip-glazed brick in a pale limestone color, punctuated by an architectural metalwork screen designed in a traditional chevron pattern. The custom-crafted, mullion-free arched windows from Europe are an homage to the signature arched bridges in Prospect Park, and the limestone brick a nod to the limestone townhomes with arched motifs that face the park.
“Parlour is the memory of a brownstone yet re-imagined and motivated by the future of residential design,” said Rolston. “It is rooted in history, with modern appeal, a mash-up similar to the two neighborhoods it juxtaposes – Park Slope and Gowanus. The residences are designed to capture all of the comfort and scale of a brownstone yet laid out on one level. The floor-through living replicates the proportions of their grand living spaces, resulting in parlors in the sky.”

INTERIORS Parlour’s grand arched entry is a nod to the Park Slope townhouse. Its lobby, inspired by the vaulted ceilings within the arched bridges of Prospect Park, will similarly feature a singularly massive barrel-vaulted ceiling along with chevron marble floors, exposed brick walls and a custom reception desk in brass and gray smoky mirror. Artwork from local Artist William Miller’s Gowanus Canal series will be exhibited.
Each residence is designed with open-flowing interiors and includes large arched windows that create light-filled spaces. Imported from Europe, the mullion-free casement windows start from six feet, eight inches and are fabricated of double-pane glass set in a wood interior frame and an exterior aluminum clad. Engineered select white oak timber hardwood floors will be found throughout.
Residences feature multiple exposures and generous outdoor space, while floor plans allow for open living, dining and entertainment areas along with bedroom suites that provide ample private space. Ceilings soar up to 10 feet in select residences.
Parlour presents a new standard with kitchens, including an expanded pantry area, dual ovens as part of the Miele appliance packages, in-sink garbage disposals, and wine coolers or refrigerators. Dynamic and made for entertaining, the kitchens, imported from Italy, feature a wall of custom Italian cabinetry with a combination of rift-sawn white oak veneer and white lacquered millwork.
“The interior finishes of Parlour respond to what we see as a broader yearning for warmer, historically and culturally grounded environments with genuine character,” said Rolston.
Matte finishes on countertops imbue these natural materials with an aged character, as seen with the breakfast counter, island, and backsplash finished in Breccia Classico honed and matte finish, while high-use cooktop surfaces are finished in low-maintenance Frost White quartz stone.
Parlour’s master baths will feature a sculptural soaking tub with non-lacquered brass trim and Breccia Classico marble edging, herringbone-patterned Nero Marquina marble flooring, and Breccia Classico marble tiling adorning the bath and shower, along with underfloor radiant heating. All three full-floor penthouses feature a dramatic great room measuring nearly 57 feet in length complete with a frameless gas fireplace surrounded by limestone. Glass doors open from the penthouse living room and the master suite onto a private loggia with tile flooring and a series of tall open arches.
Penthouse kitchens feature a Belvedere Granite breakfast island set on top of black lacquered Italian cabinetry, as well as a second island facing the living room.
AMENITIES Amenities include an attended lobby; lounge, third-floor fitness center; children’s playroom; common terrace with a full outdoor kitchen; bicycle storage; resident storage; and dedicated package storage. Private rooftop terraces for select residences offer additional space for entertainment. Parking is available for select residences.
